If room chosen with meal plan, the price is $980.00 includes utilities and plus $500 for 2 meals - total $1,480, but without meal plan the rent fee is $980.00 - plus utilities $100.00 The bedroom 1 is on the ground floor with exit to the backyard. Has a door and private washroom and private entrance. It's available from July 1, 2024. Room is bright and furnished. I provide the bedsheets and pillows. The bedroom 2 is on the 3rd floor. Very big, bright, has own deck/balcony and has study area. Rent is $1,100. The walking distance to closest high school - Bishop Allen Academy High School is just 15-20 minutes walk. Humber College Lakeshore Campus is 11 minutes away from our house. The bus stop is right in front of our house. Closest subways Old Mill and Royal York. Walking distance (10-15 minutes) to Humber Park/Lakeshore and to Bishop Allen Academy High School. 1 month moving out notice should be given, otherwise deposit is nonrefundable. Month to month rental is also available.

Breakfast 		Host prepares breakfast for student
Homemade hot pancakes with organic fruits.Eggs with hot dogs. Oatmeal with fruits. If room chosen with meal plan the price is $880 plus $450 for meal but without meal the rent is $880 plus utilities $70.

Lunch 		Host provides material, student prepares own lunch
I can offer lunch for additional $170 per month or offer just ingredients (bread and coldcuts with salad or yogurt) for student to prepare cold lunch.

Dinner 		Host prepares dinner for student
Homemade organic soup, meat stew and salad with vegetables. Homemade hot chicken stew and salad. Buckwheat with fish or chicken and salad. Per student's request I can provide everyday lunch for additional $170 per month.

    No guests after 10 pm. No cooking after 10pm. No smoking. Minimum stay 4 months. Month to month rental is also possible. Minimum 1 month moving out notice is giving in advance otherwise security deposit in nonrefundable.
