Hello I live in a beautiful townhome located in a decent upscale neighborhood in Surrey, BC,. I am a teacher by profession. As a family we love to go hiking, camping, travelling and regularly attend community events and music festivals. We live in a 2000 sq. ft. beautiful home and will provide you with a beautiful bedroom, bath room, high speed internet, TV, meals (love to cook) every day and have access to the whole house. We are a 10 min bus ride to Scott Road station and about 40 minute by train to Downtown Vancouver. Students also have access to two express buses located across the street to Richmond BC. Right now we have 3 professionally redecorated guest bedrooms, with bedroom furniture, and closets have new closet organizers. The cost per month covers all major room and board expenses (food, including internet and utilities etc.) The entire house is supplied by Wi-Fi (high speed internet). Individual must be friendly, honest, and should not smoke. Must have a good personality, and be independent, social and tidy. Individual(s) need to be able to travel to school independently and wake up on time.

    House rules will be included in the contract after booking
    In consideration of the Landlord leasing certain premises to the Tenant and other valuable consideration, the receipt and sufficiency of which consideration is hereby acknowledged, the Parties agree as follows:

    TENANCY AGREEMENT RULES

    1. Tenancy Agreement, apart from the Tenant named in the tenancy agreement, no other person is permitted to live in the Property.

    2. The Tenant must go to school Monday - Friday from 8:30am to 4:30 pm.

    3. The Landlord agrees to supply, and the Tenant agrees to use and maintain in good condition the Property that comes with amenities, furnishings including laminate floor, walls, ceiling, window and blind, heater, closet {doors and tracks, area rug, mirror, lighting, door and knob, digital door lock/door keys, bed frame, mattress and mattress protector, fitted sheet, duvet and duvet cover, pillows and pillow covers, chair/sofa.

    4. The Landlord agrees to supply and the Tenant agrees to use and maintain in good condition the following furnishings in the Residential Property: laminate floor, walls, ceilings, window and blinds, lighting and lighting fixtures, electrical and plumbing fixtures, heaters, fans(2), doors and knobs, door keys/digital door lock, sofa(2), arm chairs (4) smart TV, floor rugs, dining table, dining chairs(6), wall arts(6), bar stools(3), kitchen cabinets, stove, hood fan, fridges(2), microwave, oven toaster/air-fryer, dishwasher, cooking and dining ware, bathroom mirror, bathroom vanity, Wi-Fi access points, washer, dryer, vacuum cleaner, outdoor tables and chairs, CO2 alarms.

    5. The Parties will complete, sign and date an inspection report at the beginning and at the end of this Tenancy.

    SECURITY DEPOSIT
    6. The Tenant may not use the Security Deposit as payment for the Last Month Rent.

    7. The Landlord will charge the tenant for professional cleaning and repairs if the tenant has not made alternate arrangements with the Landlord at the end of the Tenancy Agreement.

    8. At the expiration of the term of this Tenancy Agreement, the Tenant will quit and surrender the Property in as a good state and condition as it was at the commencement of this Tenancy Agreement, reasonable wear and tear excepted. The Property and all of the Tenant’s shared space in common areas must be vacant of the Tenant’s possessions/garbage and need to be professionally deep cleaned by 12:00 pm sharp on the move-out date to the Landlord’ s sole discretion and satisfaction. If not, the Tenant agrees to pay $350 of cleaning fee.

    9. The Tenant understands that the Landlord will not be responsible for any loss or damage to the Property. The Tenant agrees to obtain, maintain, and provide a copy to the Landlord upon the request of insurance coverage for his/her personal property, third-party liability, and damages to the Property. Without limiting the generality of the foregoing, the Tenant’s insurance covers:
    A. theft, fire, arson, vandalism, storm/wind/Lightning/flood/earthquake/disasters, smoke and water, or other loss/damages to the Tenant him/herself or on his/her own possessions,

    B. any loss or damage caused by the Tenant or Tenant’s guests to the Tenant himself/herself, the Property, the Residential Property, and/or the lives and Property of other Tenants (and their guests) in the Residential Property,
    C. any accidental injury, accidental damage, or accidental breakage arising from the Tenant’s abusive, willful or negligence act or omission, or that of his/her guest in the Property and the Residential Property.

    DISPUTE RESOLUTION
    10. The Tenant will strive to develop cooperation with all other occupants. Should disagreements arise, each will try to resolve the dispute in good faith through clear communication. If disputes continue thereafter, the occupants shall agree to the Landlord’s decision.


    By initialing each page of this Agreement, the Tenant hereby acknowledges having read this Tenancy Agreement in details and agrees to the provisions contained herein and acknowledges receipt of a duplicate copy. The Parties intend to be legally bound to the terms and conditions of this Tenancy Agreement.
