2018年成为住我家网 Vancouver 房东We are looking for a student to live with us and be a part of our family. Non-smokers only. You must be prepared to eat pork as it is a regular part of our diet. It is also VERY important that you be comfortable living with dogs in the house. $1000 a month if you are of legal age, $1050 a month if you are under 19 years of age. I am a public school teacher with many years' experience as an English Second Language teacher. My husband is a writer/researcher who works from home on the occasional project, and is otherwise semi-retired. We were both born and raised in Canada in English only homes. We are both university educated Canadians and English is our first and only language. We have had 15 very successful years of homestay guests living with us, both at this house in East Vancouver and at our last house in the west side of Vancouver. In that time we have made many lasting friendships with students and families from all over the world. 2 meals a day provided (breakfast and dinner). You are expected to purchase your own lunch while you are out during the day. A bagged lunch to take with you to school is available for an additional $100 a month. We do not do the room only or the you do your own cooking option. My husband is truly an amazing cook and he does all the cooking in our home. All of our homestay renters have been very impressed by the food that they get at our house. You will not go hungry here. In fact, you will be fed like a king. Our house is a very modern and new home on East 37th Avenue. It is on the East 37th Ridgeway Bike Path which has no through traffic and is a lovely community area with park benches, community gardens, art installations, and a walking/bicycle pathway. The Kensington Community Centre with indoor swimming pool, gym, and workout room is less than 1/2 block away. At the Community Centre, they also offer a wide variety of classes throughout the year in just about anything. Our house is less than ½ a block to Knight Street buses, 4 blocks to 41st Avenue buses, and 4 blocks to 33rd Avenue buses. 10 minutes by bus to Oakridge Shopping Center and the Canada Line Station. Walking distance to amenities on Knight Street and Fraser Street. 15 minutes by bus to Langara College, 10 minutes by bus to Vancouver Community College, 25 minutes to downtown, 35 minutes to UBC, 40 minutes to BCIT. Each of our 3 homestay rooms has heated hardwood flooring, a desk and chair, a large double size closet with fantastic organizer shelving, a comfortable single or queen bed, and 1 or 2 windows. Two of the rooms have windows that provide you with a breathtaking view of the north shore mountains. Bedding and towels are provided. For the 2 upper level rooms, the bathroom is in the hallway between the two rooms and will be shared between 2 homestay renters. For the basement room, you will have your own bathroom directly beside your room.. The home is shared with 2 owners, 1 very friendly medium size dog, 1 large size neighbor dog who visits daily, and 3 homestay renters. Electricity, water, and furnishings are all included. Laundry facilities - you will have access to the washer and dryer one day a week. There is a $10 a month internet fee. 翻译

HOUSE RULES AND EXPECTATIONS
The homestay renter agrees to the following house rules and expectations:
- The $600 deposit will be returned to the renter upon departure from the home provided there is no damage or items missing from the room and/or home and provided one full month's notice to vacate is given.
- No requests for any altered monthly payment due to missed meals, time during the month away from the home, etc.
- If away from the home for an entire month due to such things as school holidays, the renter may keep the room reserved for their return for $600 a month. If away for anything less then a month, the entire regular month's fee shall be paid.
- Absolutely no smoking of any kind anywhere on the property, both inside the house and out. This applies not only to the renter himself/herself, but also to anyone he/she may bring onto the property.
- No consumption or keeping of alcohol or cannabis in any form in any of the homestay rooms
- If not of legal age (under 19 years old), the homestay renter agrees to be home no later than 11:00 PM each night.
- To treat the owners and all other occupants of the home, as well as all guests to the home, with respect at all times, both in terms of language and behaviour.
- To treat the owners’ dog as well as any visiting dogs with absolute respect at all times. This means to be kind and gentle with them, and to not give them any food or treats at any time without the owners’ permission.
- To allow the owners access to his/her room once or twice a month so that they may check on the room, clean the floor, empty the garbage, etc. The owners agree to tell the homestay renter of their intent to enter the room for these purposes the day before, and the renter agrees to have all items cleared from the floor so that the cleaning can be done.
- To keep the bathroom clean and orderly at all times. This means to flush the toilet after use, to keep the toilet seat down, to keep the shower curtain on the inside of the tub during use, to clean up hair and water in and around the sink/bath/shower after use, to keep personal items in the cupboards provided, to keep the shower curtain in the closed position when not in use so that it can dry out properly, etc.
- To keep showers to no more than 5-7 minutes of water running time.
- The homestay renter understands that we usually eat dinner quite late, between 8:00 and 9:00 PM. The homestay renter agrees to give the owners advance notice if he/she will be absent or late for dinner or if he/she does not need a packed lunch.
If the renter gives adequate notice of a late arrival for dinner due to an activity outside the home, then the home owners agree to keep the renter’s dinner for him/her to eat upon his/her return. If the homestay renter is at home, however, and simply does not come down for dinner when called, then he/she understands that the dinner will not be kept for him/her to eat at a later time.
- Breakfast will be available from 7 to 9 AM weekdays and 7 to 10 AM on weekends. The homestay renter understands that if he/she does not come down for breakfast before the stated time, then he/she will miss breakfast altogether.
- In terms of food, the monthly homestay fee includes the 2 or 3 meals a day ONLY, as agreed upon in this contract, and does not include snacks and/or additional meals. Snacks may occasionally be offered, however, but are at the discretion of the home owners. The renter may keep his/her own snacks in his/her room, but agrees to keep them up high on the shelf at all times so as to be assured that the owners’ dogs will not have access to them.
- The homestay renter will not be permitted to do his/her own cooking either in the kitchen or in his/her room. The only cooking item permitted in the homestay room is an electric kettle, as long as it has an automatic self shut off.
The renter may use kitchen items such as the kettle, knives, forks, spoons, cups, plates, bowls, etc for his/her own snacks, but ONLY IN THE KITCHEN.
The homestay renter may use the kitchen kettle but may not have use of the fridge, oven, stove, pots, or pans to do his/her own cooking.
No kitchen items will be allowed to leave the kitchen area, meaning the renter cannot take any of the owners’ kitchen items out of the home or to his/her room.
- To not burn candles of any kind in his/her room or in any other part of the house.
- To always remove outdoor footwear at the front door so as to prevent carrying dirt throughout the house.
- To keep the noise level to a minimum and to always be mindful of the noise they make with regards to the effect it will have on the other occupants of the home. After 10:30 each night, the homestay renter agrees not to engage in any noise making activities including such things as singing, playing musical instruments, talking loudly on the phone/internet, playing computer games, listening to music, etc.
- To use the laundry facilities no more than once a week, and to not use the laundry facilities at all on Saturdays or Tuesdays, unless previously agreed to by the owners. The homestay renter also agrees not to put any heavy items such as shoes in either the washer of dryer.
- To pay the owners a wireless internet fee of $10 a month, due along with each month’s rent.
- To not have any overnight guests staying in the homestay room at any time.
- In the case of a lost house key, the homestay renter agrees to pay a key replacement fee of $20. 翻译
